Available Lots and Amenities Manville Royale has a total area of 66 hectares more or less. We have about 1,100 residential lots out of which 750 are already sold out (as of March 2004). Manville Royale was opened for sale in the 3rd Quarter of 1994 at the pre-development stage. There are about 40 houses at present either under construction or already occupied by residents. We expect more this coming Y2004 1st quarter.

4.) TRAVEL TIME, HOUSE CONSTRUCTION
Manville Royale is strategically located along the Araneta St. In essence, traffic to and from development will not be congested with its 600 meter wide frontage and the 20-meter wide, all-weather National highway the residents can use. At present, travel time from Manville to downtown Bacolod City is about 15-20 minutes.As to how many houses can fit Manville Royale, the total number of lots available is about 1,100 (including Commercial) and same number of houses if we have a 1 house to 1 lot ratio. However, many lot buyers bought 2 or more lots so we have lesser number/house density than the 1,100 because of this. At present, the titles are already available for each lot.
5.) HOUSE CONSTRUCTION
House construction is permitted if the lot owner has paid at least 50% of the lots total contract price.
