PROPERTY DESCRIPTION

This an old wooden house in a VERY nice residential and semi-commercial location, great for apartments and townhouses. near a spring water source and wooden area and also near a commercial swimming pool rented out to the public.

The house though an old wooden one can be good for simple living. We used to live there at the second floor, but had to use the bathroom down.
For comfort, make another bedroom at the second floor, adding a full bath and a receiving area upstairs and expanding the kitchen some more above the bathroom of the ground floor.
One can even cut the frontage lot and build a small grocery, which is a lower level than the existing ground floor, hence the upper or second floor will be third level as the corner lot is a split level, gently sloping up and then flat at the top. Though the lower or ground floor has a receiving area, it is a bit dark and lacks a dining area, hence expanding at front area would be a great idea.

Re: financing, a Filipino can apply for the PAGIBIG Housing Funds up to 2Million pesos depending on what one pay at the BIR and employment or business income records. processing can take three months and AFTER applicant/buyer submits ALL documents including a design to improve the house. (This is the reason why the seller opt for CASH buyers.)
Every seller we have wants CASH or one can avail of financing through their own bank or we assist them at a local bank here if they are qualified, but seldom do sellers are willing to lend their Certificate of Title.

IMPORTANT INFO:
Seller wants it in spot CASH and Buyer still have to pay for the Capital gains tax due above half Million of the Selling Price. Buyer also pay for the Documentary Fees (1.5%) and Registration/Transfer Fees about 1%. Attorney's Fees at one half percent.
Please remember the location is very nice and the lot shape is almost a corner lot, but house is just an old one but a “fixer upper” (You can live in it while having it repaired.)
