Introduction to Condos

This page deals with condos on Grenada Island, which is located in Grenada, the Caribbean. A condo, or condominium, unit is a demarcated residential section within a larger structure. Technically, the difference between a condo unit and a unit classified as flat is one of ownership organisation, but in practice the distinction is one of quality. A condominium unit is typically expected to have higher value shared amenities and a higher quality of construction.

Condos For Sale or For Rent

A condo unit may be offered either for sale or for rent in either a furnished or unfurnished condition. There is little doubt that in this respect condos do not differ significantly from houses, duplexes or flats. The number of bedrooms, other rooms, and furnishings such as furniture and fixtures must be described. Lease terms are almost always no significantly different than for detached dwellings. However, unlike stand-alone houses, condos usually require a monthly maintenance fee covering building maintenance, cleaning of common areas, garbage consolidation, and so on.

Condominium Finishing

Only few first-time buyers are aware that condos may be finished or unfinished. The purchase of a condo may only entitle the buyer to a three-dimensional space within a structure, so a condo may be completely unfinished, lacking partition walls, a ceiling, or even electrical wiring. The condo unit may be in unfinished condition even if the rest of the building consists of mostly finished units, and if common areas such as hallways have been finished. The onus is on the owner of the unfinished condominium unit to hire a building crew and develop the unit, with walls, a tiled or parqueted floor, ceilings, wiring, plumbing, wall paint, and so on.

Condo Unit Furnishings

A condo unit, especially a condominium unit for rent, may be offered in a furnished condition. Depending on the availability of furnishings, the condo unit may be described as either unfurnished (in other words, "bare"), semi-furnished, or fully-furnished. The most obvious difference between a condo unit and a house in this regard is that condo furnishings do not include garden fixtures. All other fixtures, including furniture (such as bookshelves), appliances (such as TV's) and other furnishings (such as crockery) may be incorporated in the contract.
