Introduction to Commercial Land on Saba Island Commercial land on Saba is defined as any land suitable for commercial, as opposed to residential, development on Saba Island. It should be pointed out that a plot of land up for sale is classified as commercial solely by the discretion of the seller, and not all land offered on Saba as commercial land may necessarily be suitable for commercial development. While in most cases the seller and the market will agree on what is commercial and what isn't, occasionally the lot offered as commercial may be less appropriate for commercial than for some other type of development.Criteria for Commercial Land on Saba The price commanded by land classified as commercial tends to be higher than the average residential lot on Saba. This is because the bar is set higher for commercial land, or land suited for commerce. It must be well serviced by access to traffic in Saba, in addition to transportation, and must be positioned so as to form a visible part of the community on Saba Island.Commercial Land Development The purchaser of commercial land may be interested in the commercial lot for the purposes of direct development, in other words developing the lot for the buyer's own business requirements. For instance, the buyer may wish to put up a service-sector business on Saba such as a leisure facility, food business or retail store.
