TECHNICAL

Water System?
Water supply is being franchised with Metropolitan Cebu Water District (MCWD). Casili Hills has a Water Tank (capacity of 40 cu.m. or 40,000 liters or 10,582 gals. more or less) and Submersible Pump (15hp). Homeowners are charged P12.00 per cubic meter for the 1 st ten cubic meters of water consumed, and P13.00 per cubic meter for the next ten cubic meters of water consumed.
2. Highest elevation in the subdivision?
The highest elevation is 100 meters above mean sea level, more or less.
3. Utilities & Facilities
Electricity is provided by the Visayan Electric Company (VECO) – Mandaue. Telephone connections are provided for by Globeline Innove. Dream TV/ Cable provides cable connections.
4. Required minimum value of houses to be constsructed?
One (1) residential house or duplex/ townhouse of strong materials costing at least P300,000.00.
5. Maximum building height allowed and the easement requirements?
Houses can be built up to 20 feet from the highest point of elevation of the property. Setbacks are 2 meters at the front, side and rear.
6. Other restrictions?
Lot shall be used for residential purposes only. Only one (1) single house and/or duplex house may be constructed on a single lot.

FINANCING
1. Reservation Fee?
An amount equivalent to Php 5,000 is required as Reservation Fee. The reservation fee forms part of lot investment. This is non-refundable/non-transferable.
2. Discount for Cash Payment?
Five (5%) Percent is granted if account is fully paid within Thirty (30) days from date of reservation fee for both lots only and house & lot packages.
3. Bank Financing accepted?
Yes. Bank loan for lots only package will have a 2.5% discount, with Letter of Guarantee from bank due within 60 days after reservation has been made.

Lot Only Package
IN-HOUSE FINANCING
SCHEME 1:
The amount equivalent to 30% Downpayment is paid outright. The remaining 70% balance is payable in 6 months, at 0% interest. Balance may also be paid in 1, 2 or 3 years subject to 12.32%, 13.44%, or 14.55% interest rate per annum, respectively.
SCHEME 2:
The amount equivalent to 24% Downpayment is stretched over a Twelve (12) months period at 13.44% interest. The remaining 76% balance is payable in 1, 2 or 3 years subject to 14.56%, 15.68% and 16.8% interest rate per annum, respectively.
House & Lot Package
SCHEME 1:
The amount equivalent to 30% Downpayment has a 2% discount. The 70% balance is payable upon house completion. If paid in cash, client gets a 3% discount. If paid thru bank loan, a 2% discount is given.
SCHEME 2:
The amount equivalent to 20% Downpayment should be paid within 30 days after reservation has been made. The 80% balance is payable upon house completion. If paid in cash, client gets a 2.5% discount. If paid thru bank loan, a 1.5% discount is given.

Can I choose any bank to serve my financing?
Agro-Macro Dev't. Corp. has accreditation arrangements with BPI, Metrobank, PS Bank, City Savings Bank and RCBC. However, the Buyer has the option to transact with any bank if his choice. A Letter of Undertaking / Guarantee from the choice bank is required prior to document transfer.

DOCUMENTATION
1.
Do all your lots have clean Titles?
Yes. Agro-Macro Development Corp. does not sell lots that are untitled. Agro-Macro guarantees that all titles are free from all liens and encumbrances.
2.
How long will the processing of individual titles and tax declarations take?
Upon full payment and complete documentation, it will take approximately 4-5 months to transfer the titles and tax declarations to Buyer's name.
3.
When can I build my house in Casili Hills Subdivision?
Full payment of account is required before you can start building your house. Construction of residential houses may commence upon full payment of the lot and all expenses required for the transfer of documents to Buyer's name.
4. How much is the Homeowner’s dues?
MAINTENANCE FEE:
* For Lot owners Area x .0819 + P54.60
* For Homeowners Area x .1638 + P54.60
PLUS:
* Annual Membership Fee P200.00 per homeowner
* Security Guard P100.00 per homeowner per month
