What we are selling is the lease rights over a pasture lease properties of the Republic of the Philippines. It is consist of 670 hectares of ranch. The property is under lease contract for 25 years and renewable. The transfer of rights will be processed by the herein realty brokerage firm. If the buyer wanted to change the land use from pasture lease to plantation lease agreement. The herein broker will be responsible for its conversion and such services is part of a package deal by the seller of rights. The area is fully fenced and at present it is an active cattle ranch. The area is not covered by comprehensive agrarian reform program of the government because it is practically a government land but leased to private individual.
