Sea Residences offers modern tropical homes; SMDC allots P3 billion for condo project at Mall of Asia Complex

· SM Development Corporation (SMDC), the premium middle-income property unit of the SM Group, will spend at least P3 billion for its new residential condominium project Sea Residences located within the Mall of Asia Complex in Pasay City.

Sea Residences, aptly named for providing views of Manila Bay, is SMDC's sixth residential project within Metro Manila and the first of planned residential developments that will rise at the Mall of Asia Complex.

At the media briefing after the groundbreaking rites for the project, SMDC President Rogelio R. Cabuñag said that Sea Residences will be in the midst of a busy area as it is close to the SM Mall of Asia and the planned entertainment city of PAGCOR, which makes it "a good market for residential units".

Sea Residences is a modern tropical condominium complex that will rise on a 1.8-hectare lot along Diokno Boulevard. It consists of six 15-storey towers that offers a total of 2,580 units.

Depicting "modern tropical Australian architecture" inspired by the subtropical city of Gold Coast where most homes have balconies, Sea Residences will have 2,188 one-bedroom units and 392 two-bedroom units, of which 1,580 and 280 units, respectively, have a balcony.

According to SMDC Assistant Vice President Adelaida Cobres, project director of Sea Residences, the company expects sales to reach P800 million this year from the first of the planned three phases of the project. Up for completion by 2011, the first phase represents 30 percent of approximately 1,100 units available in Towers A and B and podium level areas.

Average price per square meter at Sea Residences is pegged at P83,000.

First phase covers building the whole podium level, which consists of a lower ground floor with parking and utilities, the ground floor with parking and commercial areas and second floor where amenities, including five swimming pools, will be located.

Other amenities and services at Sea Residences include a wet play area, a children's play area, a pavilion-style clubhouse, a spa facility and commercial spaces to cater to the needs of its residents.

SMDC has also applied "green" architecture practices in Sea Residences that maximizes natural lighting and ventilation and treats waste water to be reused for its landscaped lawns and podium areas.

"There are more windows and open spaces, and even the way the buildings are positioned, it is supposed to encourage natural airflow. In the floor plans you'll see a lot of openings and there is a very good distance between buildings," said Cobres.

This year, SMDC plans to launch in the "next couple of months" the Field Residences located on a seven-hectare property behind SM City Sucat in Parañaque City. Field Residences is composed of six clusters of 15-storey condominium units with combined available units of 1,700.
